How We Buy Houses
The whole process, start to finish, with nothing left vague.
You reach out
Form or phone, either is fine. We ask for the address, a rough description of the condition, and when you'd like to be done. Five minutes at most.
We do our homework
We look at what comparable houses nearby have actually sold for recently, estimate what yours needs, and check title basics like liens and ownership.
We see the house
Usually one walkthrough, 20–30 minutes. No inspector, no photographer, no open house. If the property is occupied or out of town, we can often work around that.
You get a written offer
A real number on paper with the terms spelled out, typically within one business day of the walkthrough. We'll explain how we got there. Ask us anything about it.
Title work
If you accept, we open at a local title company. They confirm clear title, handle payoffs and prorations, and make sure everything is legitimate for both of us.
You close and get paid
You sign, and funds go out by wire or check. As fast as about a week once title is clear, or on a date further out if that suits you better.
How we arrive at a number
There's no secret to it. We start from what similar houses in your area have sold for recently in good condition. From that we subtract what your house realistically needs to get there — roof, HVAC, foundation, kitchen, flooring, whatever it is — plus the costs of owning it while that work happens, the cost of reselling it, and a margin that makes the project worth doing.
What's left is our offer. It will be below what a fully renovated house down the street just sold for, and it should be. We're taking on the work, the carrying costs and the risk that the resale doesn't go as planned.
What you don't have to do
- Repair anything, including things an inspector would flag
- Clean the house or remove furniture, junk or belongings you don't want
- Keep it show-ready for weeks of strangers walking through
- Pay a commission, a listing fee or a marketing cost
- Wait to find out whether a buyer's loan is approved
- Evict a tenant before closing
Timeline, realistically
Under normal circumstances: offer within a day or two of talking, and closing about seven to fourteen days after you accept — the variable is almost always the title company, not us. Complications like an unresolved probate, an unreleased lien or a missing heir can add weeks. We'll tell you what we're seeing as we see it.
