If you're behind on the mortgage
- CFPB — find a HUD-approved housing counselor. Free counseling, searchable by ZIP code. This is the first call we recommend to anyone facing foreclosure.
- CFPB mortgage help — plain-English explanations of forbearance, loan modification and what your servicer is required to do.
- Texas Department of Housing and Community Affairs — state housing programs and assistance.
Texas-specific
- Texas Property Code, Chapter 51 — the actual statute governing non-judicial foreclosure sales in Texas, including notice requirements. Dense, but it's the source.
- Texas Attorney General — consumer protection, and where to report a scam.
- Texas Real Estate Commission — license lookup, so you can verify anyone who says they're an agent or broker.
- Texas Department of Insurance — helpful if a claim on a damaged property is part of your situation.
Harris County property records
- Harris Central Appraisal District — look up the appraised value, ownership and characteristics of any Harris County property.
- Harris County Tax Office — check the property tax balance and payment status.
Watch out for these
Anyone who asks you to sign the deed over "temporarily," to make mortgage payments to them instead of your servicer, or to pay an up-front fee to stop a foreclosure, is describing a well-documented scam. A legitimate buyer closes at a title company and never asks for money from you before closing. If someone pressures you to sign today, that pressure is the tell.
You can report it to the Texas Attorney General.
